Effective September 29, 2026. These terms apply to the Abell Co. LLC website and property management portal.

Portal use

Provide accurate information, protect your login credentials, and use the portal only for authorized property management activities. Do not access other users’ information without permission or upload harmful or unlawful content. Contact support if you suspect unauthorized account access.

Applications and leases

Submitting an application does not guarantee approval or a tenancy. Your executed lease and other applicable agreements govern your tenancy. Portal status messages do not replace those agreements.

Optional SMS notifications

Users who actively select the SMS consent checkbox may receive nonmarketing notifications relevant to their role, including maintenance requests and updates, Contact Us submission alerts for management, application updates, lease-document reminders, and payment reminders as these services become available. Application-completion confirmation is sent by email only. Message frequency varies with account activity. Message and data rates may apply.

SMS consent is not required to create an account or use property management services. Reply STOP to unsubscribe and HELP for assistance, or email team@abellcompany.com. You may also withdraw consent in portal notification preferences. Changing your phone number requires new consent. SMS delivery depends on carrier availability and is not guaranteed. SMS is pending activation and testing; enrollment does not mean messages are currently being sent.

Service communications

Check the portal and your email for relevant updates. Do not rely on the portal or SMS for emergency assistance. For immediate danger, contact emergency services.
